The First Hill Medical Pavilion is the result of renovation and new construction on a site previously housing a facility known as the Seattle Life Sciences Building. The former research laboratory is being converted into Class A medical office space including an additional 6-story, 64,000 square foot building wing, expanded parking, and a subterranean pedestrian tunnel linking the building with Swedish Medical Center. The renovation of the facility includes a complete overhaul of the mechanical, fire and electrical system.
The renovated facility is situated in the heart of the premier hospital and medical services hub in the Puget Sound Region and helps meet the need for additional office space in that area. Swedish Health Services has signed a long-term lease for 24,000 square feet at the facility. Swedish Health Services will relocate its transplant group to the 6th floor of the building after renovations are completed in the 2nd quarter of 2015.
The First Hill Medical Complex was designed as a mixed-used environment. The building combines office space with medical examination rooms and laboratory environments. Subsequently, the building was designed with air distribution from exposed ducting and required aesthetically appealing products that met functional performance requirements. Shoemaker products such as the SD52 satisfied this need.
